As warm, humid air passes over the cold evaporator coils, moisture condenses on the coil surface. In a properly functioning window unit, this condensation drips into a shallow drain pan and flows out through a rear or bottom drain hole. Some modern units use a slinger ring or internal fan to evaporate the water before it can pool. If any part of this path is obstructed or the unit is not level, water will escape around the chassis.

Common Causes of a Window Air Conditioner Leaking Water

  • Clogged condensate drain hole: Dust, mold, and debris build up over time and block the exit path. Water backs up and overflows.
  • Improper installation angle: The unit must tilt slightly backward so water runs toward the rear drain. A unit installed level or tilted forward sends water straight out the front.
  • Dirty evaporator coils: Dirty coils cause uneven cooling, which leads to frost buildup. When the ice melts, it overwhelms the drain pan.
  • Damaged or rusted drain pan: A pan with holes or cracks cannot hold water, allowing it to leak into the room.
  • Broken or clogged condensate pump: Some units use a pump to move water outside. A failed pump leaves water with nowhere to go.
  • Low refrigerant charge: Undercharged refrigerant causes the evaporator coil to freeze, and the resulting melt water drips past the pan.
  • High indoor humidity: On very humid days, the unit produces more condensation than the drain can handle.

How to Stop a Window AC From Leaking

Start by turning off the unit and removing the front panel. Inspect the evaporator coils for ice or heavy dirt. If the coils are frozen, let them thaw completely before proceeding. Next, locate the condensate drain hole, usually at the bottom rear of the unit, and clear it with a thin wire, a pipe cleaner, or compressed air. Flush the drain pan with a mixture of warm water and mild dish soap, then pour a cup of diluted white vinegar through the drain line to kill algae and mold buildup.

Check the unit's tilt with a level. The back of the unit should sit slightly lower than the front, roughly a quarter of an inch for every foot of width. If the installation bracket has shifted, re-level and re-secure the unit. For models with a condensate pump, inspect the pump reservoir for cracks and test the pump operation by pouring water into the reservoir and listening for the float switch to activate.

When to Call a Professional

Some leaks signal problems that a homeowner should not attempt to repair. If you notice refrigerant lines sweating or hissing, the system may have a leak that requires a licensed technician. Persistent freezing of the evaporator coil despite clean filters and clear drains often points to a refrigerant issue or a failing blower motor. Similarly, electrical components near the drain pan should not be handled without disconnecting power and, ideally, consulting a professional.

Preventing Future Water Leaks

Regular maintenance is the most effective way to keep a window air conditioner from leaking. Clean or replace the air filter every one to two weeks during heavy use, and inspect the coils and drain pan at the start of each cooling season. Ensure the exterior drain hole is not blocked by window screens or debris. Running the unit on the lowest effective fan speed during very humid conditions can also reduce the volume of condensation produced at any one time.
